In late August we told you about 4431 Kirkham in the very Outer Sunset. The 1-bed, 1-bath, very tiny cottage is only 560 square feet. And we love it. It oozes charm and for the right single person or tidy couple, it would be a great and fun place to call home. We also love that it has a private garden in the front and back of the house. The abode was asking $399,000. We're happy to report that one lucky buyer managed to score the place, and paid $450,000 for it. That's $51,000 over asking. At 397 square feet, this Russian Hill 1-bed, 1-bath condo is easily one of the smallest condos in San Francisco. That said, it's adorable. As we said in our original post about the property, the kitchen is being described as "cozy" and can only fit a mini fridge. The bedroom can only fit what looks like a full mattress and the world's smallest night stand. That said, it's got ample storage, hardwood flooring, and a working fireplace. It came onto the market in early September asking $449,000. It sold this week for $419,000, $30,000 below asking.
